Section 01 — Overview

What is an Electrical Installation Condition Report?

An EICR is a formal document produced following a thorough electrical inspection of the fixed installations within a property. The report assesses whether the electrical system meets the requirements of BS 7671, the UK wiring regulations.

What Does the Assessment Cover?

  • The consumer unit (fuse board) and its components
  • All fixed wiring throughout the property
  • Sockets, switches, and light fittings
  • Earthing and bonding arrangements
  • Any damage, deterioration, or dangerous conditions

What Are the Outcomes?

Following the assessment, the property receives a formal certificate graded either Satisfactory or Unsatisfactory.

Where issues are found, the report includes coded observations outlining the corrective action required to bring the installation up to standard.

Certificate Issued Within 24 Hours

A valid electrical safety certificate is issued within 24 hours of the visit. Copies are available for property owners to provide to tenants, letting agents, and local authorities.

Section 02 — Purpose

Why Do You Need a Condition Report?

An EICR confirms that your property's electrical installation is safe, legally compliant, and fit for purpose.

01

Legal Compliance for Landlords

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, all rental property owners must hold a valid certificate for every tenancy. Failure to comply can result in civil penalties of up to £30,000.

02

Peace of Mind for Homeowners

A condition report provides assurance that your home's wiring and fixed installations are safe. It is particularly important when buying or selling a property, following significant electrical work, or if the property is over 25 years old.

03

Compliance for Business Owners

Commercial property owners must maintain safe electrical systems under the Electricity at Work Regulations 1989. A commercial condition report documents compliance and identifies risks before they become hazardous.

Section 03 — Property Types

Whether you own a rental property, a family home, or a business premises, our electrical safety services cover every property type across the county.

Section 07 — Qualifications

Electrician Qualifications and Certification Requirements

Can Any Electrician Issue a Condition Report?

No. To produce a legally valid electrical installation condition report, the person carrying out the work must be registered with a government-approved competent persons scheme such as NAPIT or ELECSA. Not all electricians hold this registration.

All of our team are registered with a recognised scheme, meaning your certificate will be accepted by letting agents, local authorities, mortgage lenders, and insurance providers.

Is 2391 Certification Required?

The City and Guilds 2391 qualification (Inspection and Testing), or its modern equivalents the 2394 and 2395, is the recognised standard for carrying out condition reports in the UK.

All of our engineers hold the relevant qualifications and are registered with a competent persons scheme, ensuring every certificate issued is legally valid.
